1) Agreement to Terms
By creating an account, registering for services, or using any website, mobile app, or service operated by The Renters List, LLC (“TRL,” “we,” “us,” or “our”), you agree to these Terms and Conditions (“Terms”). If you do not agree, do not use the Services.
2) What TRL Is (and Is Not)
Platform only. TRL provides an online platform to post and browse rental listings, discover potential roommates, and exchange messages and information (collectively, the “Services”).
Not a property manager or agent. TRL does not act as a property manager, leasing agent, broker, or representative of any property management company or landlord on our platform. We do not collect rent, manage properties, negotiate terms, or sign leases on anyone’s behalf.
No guarantee of leases or matches. TRL does not guarantee that any lease will be offered, executed, or renewed. TRL does not guarantee that users will be matched with roommates.
Roommate acceptance is your call. The final decision for roommate acceptance is solely up to the registered user. You are responsible for evaluating any potential roommate(s), including identity, background, creditworthiness, compatibility, and safety.
3) Eligibility & Accounts
You must be at least 18 years old (or the age of majority in your jurisdiction) and able to form a binding contract.
You are responsible for all activity under your account. Keep your login secure and notify us promptly of any unauthorized use.
You represent that the information you provide is accurate and kept up to date.
4) Fees, Billing & Refunds
Fees (subscription, listing, or other) are as displayed at checkout or otherwise disclosed to you. Taxes may apply.
All fees are nonrefundable once you register for services, including upon termination, except where a refund is required by applicable law.
TRL may change prices prospectively by posting updated fees or notifying you in advance for recurring plans.
5) User Conduct; Content Standards
TRL aims to maintain a safe, inclusive community. You agree not to:
Post or transmit profanity, sexually explicit media, threats, harassment, or content that is violent, noninclusive, hateful, or otherwise inappropriate as determined by TRL in our discretion.
Engage in discrimination or publish discriminatory statements, including on the basis of race, color, national origin, religion, sex, sexual orientation, gender identity, familial status, disability, or other protected characteristics under applicable law.
Post false, misleading, deceptive, or fraudulent content; impersonate another person; dox; spam; scrape; reverse engineer; or interfere with the Services.
Upload content that infringes or violates another’s intellectual property or privacy rights, or any law or regulation.
Enforcement & termination: Anyone violating these standards may be terminated immediately and indefinitely, without any return of fees, and may be liable for damages to TRL to the fullest extent permitted by law.
6) Listings, Interactions & Safety
Your responsibility. You alone are responsible for your interactions with other users, property managers, or landlords. TRL does not screen, endorse, or guarantee any user, listing, or property.
Verification. TRL does not conduct background checks, identity verification, credit checks, or rental history verification unless explicitly stated for a specific feature, and even then no check is guaranteed to be accurate, complete, or uptodate.
Meet safely. Use common sense and take appropriate precautions (e.g., meet in public, bring a friend, verify identity and ownership/authority to lease, review the lease with counsel if needed).
Release. To the maximum extent permitted by law, you release TRL from claims, demands, and damages arising out of or related to disputes with other users, property managers, or landlords.
7) No Professional Advice; No Guarantee of Outcomes
Information on the Services may be provided by third parties and is for general informational purposes only. TRL does not provide legal, financial, realestate brokerage, or professional advice; you should consult qualified professionals as needed. TRL does not guarantee: (a) that you will secure housing; (b) that you will find or be accepted by a roommate; (c) the accuracy or availability of listings; or (d) that any lease will be offered or executed.
8) User Content & License
Ownership. You retain ownership of content you post (“User Content”).
License to TRL. You grant TRL a worldwide, nonexclusive, royaltyfree, sublicensable license to host, store, reproduce, modify, adapt, publish, translate, create derivative works from, publicly perform, publicly display, and distribute your User Content solely for operating, marketing, and improving the Services.
Your promises. You represent you have all necessary rights to your User Content, it is accurate to your knowledge, and posting it does not violate any rights or laws.
Moderation. TRL may, in its sole discretion, remove or modify any User Content, suspend features, or restrict access to protect users or enforce these Terms.
9) Intellectual Property of TRL
The Services, including the TRL name, trademarks, logos, and all software, designs, and content (excluding User Content), are owned by TRL or our licensors and are protected by intellectual property laws. You may not copy, modify, distribute, or create derivative works except as expressly allowed by these Terms.
10) ThirdParty Services & Links
The Services may include links to or integrations with thirdparty websites or providers (e.g., payment processors, map providers, messaging tools). TRL is not responsible for thirdparty content, terms, or privacy practices. Your use of thirdparty services is at your own risk and may be governed by separate terms.
11) Payments; Automatic Renewals (if applicable)
If you purchase a subscription or autorenewing plan:
Billing. You authorize TRL (and our payment processor) to charge your provided payment method for all fees and applicable taxes.
Failed payments. We may suspend or terminate access for unpaid or disputed charges.
12) Termination & Suspension
By you. You may stop using the Services at any time; deletion or cancellation will not entitle you to a refund unless required by law.
By TRL. We may suspend or terminate your account immediately for any reason, including violations of these Terms, harmful or unsafe behavior, suspected fraud, or requests by law enforcement. No refunds will be issued upon termination except where required by law.
Effect. Upon termination, your license to use the Services ends; some obligations (e.g., payment owed, indemnification, limitation of liability) survive.
13) Compliance With Housing Laws
You agree to comply with the Fair Housing Act and all applicable federal, state, and local housing, antidiscrimination, and consumer protection laws. You will not use the Services to publish discriminatory ads or messages or to refuse housing on prohibited grounds. TRL may remove content and terminate accounts to enforce compliance.
14) Disclaimers
The Services are provided “AS IS” and “AS AVAILABLE.” To the maximum extent permitted by law, TRL disclaims all warranties, express or implied, including warranties of accuracy, reliability, merchantability, fitness for a particular purpose, quiet enjoyment, and noninfringement. TRL does not warrant that the Services will be uninterrupted, secure, or errorfree, or that defects will be corrected.
15) Limitation of Liability
To the maximum extent permitted by law:
TRL and our owners, directors, officers, employees, contractors, affiliates, agents, and licensors will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, loss of goodwill, or business interruption, even if advised of the possibility of such damages.
TRL’s total liability arising out of or relating to the Services or these Terms will not exceed the greater of (a) the amounts you paid to TRL in the 12 months before the event giving rise to liability or (b) $100.
These limits apply to the fullest extent permitted by law and do not limit liability for fraud, willful misconduct, or personal injury caused by TRL’s negligence where such limits are not allowed.

16) Indemnification
You agree to defend, indemnify, and hold harmless TRL and our affiliates, officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of or related to: (a) your use of the Services; (b) your User Content; (c) your interactions with other users, landlords, or property managers; (d) your violation of these Terms or applicable law; or (e) your infringement or misappropriation of any rights.
17) Dispute Resolution; Arbitration; ClassAction Waiver

Informal resolution. Before filing a claim, you agree to contact TRL at and attempt to resolve the dispute informally within 30 days.
Arbitration. Except for smallclaims court or injunctive relief for IP or safety issues, any dispute arising out of or relating to these Terms or the Services will be resolved by binding arbitration on an individual basis under the rules of [AAA or JAMS], before a single arbitrator, in Clark County, Nevada.

20) App Terms

22) International Use
TRL is operated from the United States. We do not represent that the Services are appropriate or available in other locations. You are responsible for compliance with local laws.
23) Force Majeure
TRL is not liable for any delay or failure to perform due to events beyond our reasonable control, including acts of God, labor disputes, supply interruptions, power failures, or governmental actions.
24) Miscellaneous
Entire agreement. These Terms are the entire agreement between you and TRL regarding the Services and supersede prior agreements.
Severability. If any provision is unenforceable, the remainder stays in effect.
No waiver. Failure to enforce a provision is not a waiver.
Assignment. You may not assign your rights or obligations; TRL may assign these Terms in connection with a merger, acquisition, or sale of assets or by operation of law.
